Buying a house

Buy a house like you've done it a hundred times.

We show you what you need to do at every stage, from deposit to keys.

The agent works for the seller. The broker is paid by the lender. Nobody in your house purchase is working for you — and they do this every day. You don't.

  • Live sessions with Kev and Josh
  • Step-by-step videos that teach you how buying actually works
  • Every workbook included
  • A community for the questions you feel stupid asking

about £12/mo · billed as $15 · locked for everyone on the list · no contract

Join and we'll send you a short video explaining exactly what we're building and when.

We can't tell you what you can afford, and we won't guess. That's a regulated conversation and it belongs with an authorised broker. What we can do is make sure you know exactly what you're walking into before you get there.

The position you're in

Three things nobody tells you about buying a house.

  1. 01

You'll do this a few times. They do it every day.

The agent has negotiated a thousand times. You are learning the rules while the game is being played.

  2. 02

You can't see who's paid by who.

The agent recommends a broker. The broker recommends a lender. Good advice and useful-to-them advice sound identical.

  3. 03

    There's nobody to ask.

Everyone you know bought under different rules. Google gives you five answers and no way to pick one.

That's not a knowledge problem. It's a position problem. You're on your own, against people who aren't.

The offer

Here's what you're getting.

Three problems. Here's what we do about each of them.

  1. 01

You'll know what the agent is doing.

And why they ring on a Friday afternoon.

  2. 02

You'll know what the broker will ask.

Before you sit down, not while you are sitting there.

  3. 03

    You'll have a date.

Not "one day". A month you can plan around.

  4. 04

    You'll have somewhere to ask.

At nine at night, to people who have sat on the other side of the desk.

  • On the waitlist locked£12/mo
  • Billed in dollars$15 a month
  • First 100 on the listThe same, plus something extra
  • Joining after we openabout £17/mo · $21
  • Minimum stayNone
  • CancellationAny time, in the app

The list is the only way in at £12. After we open it's £17.

The first 100 on the list get something extra. Not a discount. We're not saying what it is yet.

Skool bills in dollars, so we can't quote you an exact pound figure. The $15 is fixed; the £12 moves a few pence with the rate.

Proof

Follow the money.

Four people are involved. Three are paid by someone who isn't you.

  • The estate agent Paid byThe seller So their job isGet the seller the best price
  • The mortgage broker Paid byThe lender, usually So their job isArrange a mortgage
  • The conveyancer Paid byYou So their job isDo the legal work — not judge the deal
  • The surveyor Paid byYou So their job isReport on the building — not the negotiation

Nobody here is doing anything wrong. It's just how it's built. Which means the only person looking after you is you.

Proof

The questions you'll be asked, before you're asked them.

Kev sat on the other side of this desk for years. Here's what comes up, roughly in order:

  • What you earn, and how
  • What you've saved, and where it came from
  • What you pay out each month, including anything on finance
  • Any credit, and anything that's gone wrong in six years
  • Whether you’re buying alone or with someone

None of it is hard. It's just easier when you've seen it coming.

Kev arranged mortgages. He doesn't advise now, and neither do we. The advice comes from your broker.

Proof

Put your numbers in. Get your date.

Most people save with no target, so there's no date. Here's yours.

Proof

Nobody wants to look like they don't know.

Real questions, sent to us privately, published anonymously.

  • “The agent asked what my maximum is. Do I have to tell them?”
  • “What happens between an offer being accepted and getting the keys?”
  • “My deposit is partly from my mum. Is that a problem?”
  • “Can I still pull out after I’ve offered?”

Not one of those is stupid. There's just nobody obvious to ask.

One ask

Can we ask you a favour?

When you pick a broker, a conveyancer or a surveyor, use one of ours.

It costs you nothing. You pay them the same either way. The difference is that they pay us a fee when your purchase completes. That's what funds this. There are two of us, no sponsor.

Use your own if you'd rather. We won't tell you which broker to pick — not our call. But if you're picking anyway, pick ours.

And we want you out of here. In a place of your own.

Most memberships are built to keep you. This one is built to finish.

Straight about money

What the $15 doesn't cover.

  • Your broker, conveyancer, survey and searches. Paid to them, at their prices.
  • The deposit, obviously. Can't help you there.
  • Nothing else from us. No upsell, no "advanced" version behind another paywall.

The workbooks are included in your membership. They're £15 each if you're not a member.

Boundaries

Things we won't do.

  • We won't tell you what you can afford. Not being difficult — it's regulated advice and we're not authorised to give it.
  • We won't recommend a mortgage, a lender or a product. That's your broker's job and their responsibility.
  • We won't sell you videos and disappear. Sessions are live and we're in the community.
  • We won't tie you in. No contract, no minimum stay.
  • We won't try to keep you once you've bought.
  • We won't hide who pays us.

Live sessions are recorded, and we clip bits for social. Stay off camera if you'd rather. We're telling you now, not later.

Who you're dealing with

We spent our careers on the other side of the table. Now we're on yours.

Kev

Ex-mortgage adviser · property investor

FCA-registered mortgage adviser, November 2020 to June 2024. Advising under supervision since 2018.

Property investor. He's the one who sat across the desk while people found out what they could borrow.

Josh

Ex-estate agency sales manager · co-owner, national property auction company

A year selling new-build off-plan, then five years in estate agency, ending as sales manager. Since January 2025, running a national auction company.

£150m of property sold or overseen across that time. He's the one who was on the other end of the phone when you made an offer.

We've been on every side of this except yours. That's the side nobody prepares you for.

Fit

This is for you if:

  • You've saved something and no idea if it's close
  • Everyone says speak to a broker. Nobody says what to ask
  • You're two years off and want the boring part right first
  • You bought before, but years ago, and half of it has changed
  • You're buying alone this time. Last time someone else did it

And it isn't for you if:

  • You want someone to tell you what you can afford. We won't. It's regulated advice and we're not authorised.
  • You want a recommendation on which mortgage to take. Same answer.
  • You're looking for a way round the deposit. There isn't one. If there were, we'd be doing it rather than teaching it.
  • You want it done for you. We're teaching you to do it yourself.

So, to be clear about what you're joining.

  • Live sessions with Kev and Josh
  • Step-by-step videos that teach you how buying actually works
  • Every workbook included
  • A community for the questions you feel stupid asking
